A Re-Authored Home commission is for owners who value their home’s character and want direction on how it should change. Your routines, priorities and budget establish the brief. Carson develops the design and explains the decisions as the work progresses.
The Spatial Study establishes a direction. As drawings develop and construction begins, the house reveals more of its structure, materials and possibilities. Seeing rooms opened up can suggest a better connection; uncovering original work can give something worth keeping a larger role in the design.
Carson’s daily involvement allows those discoveries to shape the work while decisions can still be made. Each adjustment is considered for what it changes elsewhere in the house and how it supports the life planned for it. Changes affecting scope, cost or schedule are discussed and agreed before proceeding.
Design and construction.
One point of contact through the work.
Lovett Homes holds the construction contract and engages subcontractors for the work. Carson directs the design, oversees the project and remains the client’s point of contact.
Carson currently coordinates construction and remains actively involved day to day. Where the project calls for a construction lead, that contractor is engaged by Lovett Homes to share or take on the running of the job. Design direction and client contact remain with Carson.
The agreement sets out the design scope, construction work, schedule and cost, including any additional professional services. Engineering and other licensed services are carried out by the appropriate professionals.

Letting the house inform the work.
At Balsam, the original mosaic hearth tile was discovered beneath paint during construction. Restoring it brought an existing part of the house back into the material scheme.
That kind of decision depends on staying close to the work: noticing what has been uncovered, understanding its place in the house, and adjusting the design while there is still an opportunity to do so.
Balsam began as a self-directed renovation and was sold on completion. Its buyers later commissioned a mudroom addition.

What does design development include?
The agreed scope may include developed plans, openings, cabinetry and built-ins, lighting, materials and fixtures. Drawings and selections are considered together, including the transitions between original and new work.
Technical questions are coordinated with the appropriate professionals. Trade input, cost, sequencing and material availability inform the design as it develops. The proposal identifies the drawings, selections, construction work and outside services included.
When could a project begin?
Inquiries for new commissions are welcome now. An appropriate project may be able to move forward soon; a construction start is confirmed after the scope, approvals and people needed for the work are established.
Does a Spatial Study reserve a commission?
No. The study is completed work in its own right. Continuing requires a separate agreement and depends on fit and availability. It can also inform work with another qualified professional or a decision to pause.
